Energy Performance Certificates or EPC for short, measures the energy efficiency of a dwelling. The certificate produced from the inspection will have an indication of how efficient the property is.
The energy efficiency ranges from an A (92 – 100) to a G (1 – 20). The EPC will also produce certain recommendations that the owner could do to improve the efficiency and save money on their utility bills.
The recommendations produced by the EPC are currently not mandatory or a legal requirement to improve the property but new legislation means that by 2016 the government will enforce landlords to make improvements if the tenants request them.

The regulations apply to England and Wales only (although other EU countries use EPCs they have their own arrangements).
On sale, rent or construction of a building. The owner or managing agent must obtain the certificate at, or before the point, when a property is first rented or placed on the market for sale.

Yes - If a valid EPC is requested and failure to produce one can result in the owner paying a £200 fine per dwelling.
The certificate is valid for 10 years.
The inspection should take between 1 hour to 2 hours for a 3/4 bedroom property. It can take longer for larger properties.

Yes - Places of worship, temporary buildings with a planned time of use of two years or less, industrial sites, workshops and stand-alone buildings with a total useful floor area of less than 50m2 are all exempt.
